From the first meeting with a prospective client until the day the landlord mails back a security deposit, the key to a successful real estate rental business is maintaining a good working relationship with tenants. The relationship is a balance of piece of mind and profit. While it might not seem like it at the time, getting a bad tenant is far more costly than having no tenant at all.



As part of effective property management, an in depth screen of every potential tenant is required. Great property managers must be effective detectives. Bad tenants have no qualms about lying. There have even been cases of habitual squatters that take advantage of unsuspecting landlords to steal free housing. The complicated nature of evictions make it difficult to quickly send these types out of the property.



Property management requires digging deep into the backgrounds of applicants to ensure that they are who they claim to be. One of the most uncomfortable conversations might be asking a person how much money he or she earns. While this might seen like stepping over a boundary, property mangers are in the business of keeping properties full, not making friends or avoiding uncomfortable conversations.



Tenants need to respect the property manager and see him or her as a professional. The tenant sought out a place to live or work, and the landlord is providing the service. It is important to keep relationships professional, but good property managers remain cordial no matter the situation. Landlords have often been seen as villains in the media. There are many laws put into place to prevent slumlord type behavior. Effective property management means avoiding this stereotype, by providing tenants with a safe property and cordial service. Treating the tenants with respect could keep them from damaging the property in retaliation to perceived ill-treatment.

Property management is largely relationship building.
